Huq platform overview video: a visitor heat map

This overview walks through the Huq platform: drawing an area on the Explore map, reading its foot traffic and visitor behavior, and saving locations into Projects. For tenant mix analysis, watch how a center and its tenants become areas you can compare, and how cross-visitation and brand layers show which tenants share an audience. Every view exports to CSV, Excel or a monthly PDF report for leasing meetings.

  • Cross-visitation: shows which tenants and neighboring brands share visitors, so you can see whether an anchor feeds the rest of the center.
  • Brand and industry layers: compare how categories such as dining, apparel or grocery perform at your center and at competing centers nearby.
  • Projects and PDF reports: group every center in your portfolio, track each review's status and share monthly reports with asset managers.

What is tenant mix analysis?

Tenant mix analysis is the review of which retailers, restaurants and services occupy a shopping center, and how well they perform together. A strong mix brings visitors in, keeps them on site and sends them from one store to the next. A weak mix leaves units that draw few people and anchors whose visitors never reach the rest of the center.

Landlords and asset managers run it ahead of lease renewals, when a unit falls vacant and during acquisitions. The questions are practical. Does this anchor bring visitors to its neighbors? Which tenants share an audience? Where does the center lose people to a competing center nearby?

Huq answers the visitor side of those questions. It shows cross-visitation between tenants and neighboring brands, dwell time, visit frequency, catchment and drive time, plus brand analysis and industry performance for the categories in your center. Pair it with your own sales and rent data to make the final call.

What's in your tenant mix analysis

01

Cross-visitation between tenants

Shared and unique visitors for up to 10 location pairs at once, so you can see which tenants reinforce each other.

02

Dwell time and visit frequency

How long visitors stay at your center and how often they come back, compared with nearby centers.

03

Catchment and drive time

Where visitors travel from and how far, so you can match new tenants to the people already coming.

04

Brand and industry performance

How each brand and category at your center performs against nearby centers, with weekly foot traffic trends.

What a tenant mix analysis shows

Your free analysis covers one center and the tenants or neighboring brands you choose, each set up as an area in Huq. These are the charts you'll see.

Cross-visitation matrix for your tenants

01

Cross-visitation matrix for your tenants

Each cell shows the share of visitors two locations have in common. High overlap points to co-tenants that reinforce each other; low overlap shows who brings in new people.

Dwell and visit frequency vs nearby centers

See whether visitors linger or leave quickly, and how often they return, against comparable centers in the same market.

Catchment map by visitor origin

03

Frequently asked questions

How does tenant mix affect your ROI?

Tenant mix drives how many people visit a center, how long they stay and how many units they reach. A mix that keeps visitors moving between stores supports occupancy, renewals and rent; weak tenants leave units that draw little traffic. Huq's cross-visitation, dwell time, visit frequency and industry performance data show which tenants pull their weight, so you can pair them with your own rent and sales figures.

How do you prove an anchor tenant drives traffic?

Compare the anchor's visitors with those of the tenants around it. If a large share of anchor visitors also visit neighboring stores, the anchor is feeding the center. Huq shows shared and unique visitors for up to 10 location pairs at once, plus weekly visit trends before and after a change.

How do you improve tenant mix in a retail center?

Start with evidence on how visitors use the center now. Find tenants who share few visitors with their neighbors, units with short visits and gaps in the catchment a new tenant could fill. Then test candidates against comparable centers. Because Huq data updates weekly, you can check the effect of an opening, closure or remodel soon after it happens.

What's included in the free tenant mix analysis?

We analyze one center and the tenants or neighboring brands you choose. You get cross-visitation between them, dwell time and visit frequency, catchment, brand and industry performance, and a comparison with a nearby center. We walk you through the results. There's no cost and no commitment.

How often is Huq data updated?

Huq data updates weekly. You can track visits, dwell time and cross-visitation week by week and see how a new tenant, a closure or an event changes visitor behavior, without waiting for a quarterly report.
